This site is published by The Omni Company LLC, a California licensed general contractor, CSLB #1078616. Using it means you accept what's below.

What this site is

It's where we describe the work we do, publish what we know about ADU rules and permits, and give you a way to reach us. That is the whole of what it is.

Nothing on it is a bid, an estimate, or an offer to do work at a price, and nothing you send through it forms a contract. We build under a signed written agreement and nothing else. That is how we work, and for a home improvement contract it is also what California requires under Business and Professions Code § 7159.

The guides are not legal advice

The guides are our read of the rules, kept current and cited to their sources. They aren't legal advice and they aren't a substitute for your city or county planning counter. ADU law changes most Januaries and every jurisdiction stacks its own rules on top of the state's. Before you spend money on the strength of something you read here, confirm it. Call us and we'll confirm it for you.

What the jurisdiction lookup can and can't tell you

The lookup answers one question: which jurisdiction governs an address. That's the thing people most often get wrong, because a mailing address in a city's name can sit on unincorporated county land under different setbacks entirely.

It does not tell you what you can build. It runs on a public federal address file that can be missing new construction, and on a list of jurisdictions we maintain by hand and date. Treat the answer as where to start, and confirm it at the counter before it costs you anything.

Using the site

Read it, print it, send a guide to your architect. What we ask is that you don't try to get into the parts that are locked, scrape the site wholesale, or use it in the course of doing something illegal.

The parts behind a password

The design gallery and our internal portal are private tools. If you have a password for either, it's because we gave you one for a purpose we agreed. Please don't pass it on, and tell us if you think somebody else has it.

What belongs to whom

The words, the photographs, the drawings and the design of this site are ours, and the project photographs are of our own work. Take a copy for yourself, quote us, link to us. Don't republish a guide under someone else's name, and don't use our photographs to advertise somebody else's work.

The The Omni Company LLC name and mark are ours. The CSLB, NAHB and JobTread marks belong to those organisations, and appear here only to say what we're licensed by, what we belong to, and what we run the business on.

Links to other people's sites

The guides cite their sources and the jurisdiction lookup links to city planning pages, because a claim you can go and check is worth more than one you can't. We don't control those sites and we're not responsible for what's on them. City URLs move, so each jurisdiction entry carries the date we last confirmed its link and you can see for yourself how fresh it is.

What we don't promise about the site

We keep this site accurate, and we put a date on the things that go stale so you can see how current they are. Even so, it's published as it stands. We don't promise it will be available without interruption, that every outbound link still resolves, or that a rule hasn't moved since the day we last checked it.

The limit of what we're responsible for

If something on this site turns out to be wrong or unavailable, what you can recover from us over it is limited to the extent the law allows us to limit it. We aren't responsible for indirect or consequential losses, including money spent or a decision made on the strength of something read here and not confirmed.

That paragraph is about the website. It has nothing to do with the work we do on a job. That is governed by your contract with us, by our warranty, and by California contractor law, and none of it is limited or affected by anything on this page.

Which law applies

California law governs these terms and this site. A dispute about the site itself belongs in the state or federal courts serving Los Angeles County, California.

The English version governs

The site is published in English and Spanish. This document and the privacy policy are in English only, and that's deliberate: a mistranslated sentence about liability or a data right is worse than an English one. If we publish a translation later, the English will remain the version that governs. If you'd rather go through either document in Spanish, call us and we'll go through it with you.

When these change

We'll change this page when the site changes, and move the date at the top. Carrying on using the site after that means the new version is the one that applies.
